CONSTRUCTION IMMINENT AT SPECULATIVE DEVELOPMENT IN DERBYSHIRE

Harris Lamb has been appointed as joint agent on a speculative development project at Denby Hall Business Park in Derbyshire.

Construction on New Winnings Court is expected to start imminently further to developers Garner Holdings acquiring the land in a multi-million pound deal at the end of last year.

Garner Holdings has now appointed Harris lamb and Commercial Property Partners (CPP) to act as agents on the next development phase of the popular Derbyshire business park, which includes a speculative office scheme tailored to suit requirements from 1,500 – 20,000 sq ft.

Neil Harris, Director at Harris Lamb, said: “This speculative development aims to provide SME businesses seeking high quality office space in an attractive business park environment with the perfect solution.

“The first office buildings in the £3 million investment project are expected to be available by August this year. New-build offices with parking will be available to buy or let at competitive rents, providing businesses with a superb alternative to city centre addresses,” he added.

The agents have also been instructed to market warehouse buildings available on a Design & Build basis from 5,000 – 120,000 sq ft, on a freehold or leasehold basis.

Neil went on: “Garner Holdings’ decision to undertake a speculative development demonstrates increasing confidence in the market and awareness of the demand for high quality industrial and office space within the East Midlands.

“The fact that the development also enables us to provide industrial buildings on a pre-let or turnkey freehold basis means that new occupiers are able to get involved at design stage to tailor buildings to their precise specifications. We anticipate high levels of interest from potential occupiers.”
