Expansion opportunities for Derby companies
The man behind the success of HL Plastics is creating valuable opportunities for businesses to expand in the Amber Valley region through multi-million pound acquisitions made by his property development company.
Local entrepreneur Roger Hartshorn, known locally as Group CEO of former Derby Telegraph Company of the Year HL Plastics, also owns Garner Holdings Ltd, which has procured a further six acres of land at Denby Hall Business Park.
This week, Garner announced it has completed a multi-million pound deal to snap up land and buildings adjacent to the HL Plastics facility on the Denby Hall Business Park near Derby, with outline planning already granted for industrial units and warehouses ranging in size from 100,000 down to 5,000 square feet.
A new 178,000 square foot unit is currently under development at the rear of the location, which rapidly growing firm HL Plastics will be fully utilising as soon as it’s completed early in 2017, in addition to its existing facilities – increasing the overall footprint for the company to 342,000 square feet at Denby and 60,000 feet at Alfreton.
The latest acquisition means Garner Holdings now owns almost 450,000 square feet of commercial buildings let to 5 companies, plus a further 12 acres of land which is available for the construction of new buildings or offices. Garner is also interested in further property investments and part exchanges.
Scott Knowles, Chief Executive at East Midlands Chamber (Derbyshire, Nottinghamshire, Leicestershire), said:

“The mix of industrial units on the site, for which outline planning consent already exists, reinforces that message and the location should prove very popular as it has excellent road links.”
Businesses looking for offices and industrial units in the area can even get involved at the design stage, ensuring their new building is purpose built to their exact needs. Hartshorn explains:
“As a businessman myself, I know renting someone else’s building doesn’t always give you the space or facilities you’d ideally like. Having been able to build our own facilities has been a godsend – not only could we plan for production synergies, we could also make sure we took care of important details like office space, meeting rooms, showrooms and even car parking. I want other businesses in the region to have the same luxury, so allowing them to get involved at the design stage means it’s a win/win situation.”
