WORK COMMENCES ON TUNSTALL TRADE PARK
CWC Group has started work on the second phase of Tunstall Trade Park.
The latest phase of the speculative development, a trade counter scheme in Stoke on Trent, follows the construction of a brand new, 100,000sq ft national distribution centre for Tile Mountain which opens this month.
With plans for five trade counter units in the first phase, site preparation works have commenced for the Brownhills Road scheme, with a planning application submitted to the Council in March.
Toolstation has been the first tenant to see the great potential of the site, signing up for a new 4,500sq ft unit, with other potential owners and tenants being sought for the development by joint agents Harris Lamb and FHP.
Units ranging from 4,000 sq ft to 17,500 sq ft and are being offered To Let or For Sale.
The site falls within the Ceramic Valley Enterprise Zone, and is attracting a great deal of interest due to its rates savings of up to £55,000 per annum for the first five years, and the high-speed broadband that sites in the enterprise zone will benefit from.
Andrew Groves, Director at Harris Lamb, said: “This speculative project is an exciting development for Stoke, and one that we believe will be well received following on-going concerns about the shortage of industrial stock in recent months.
“Tunstall Trade Park offers much-needed new space within the area, available on both a rent or buy basis for occupiers, in a range of sizes, which can be combined or altered at this early stage to suit occupiers’ needs.
“Furthermore, due to the size of the first units, occupiers will not pay any rates at all for the first five years of occupation; offering significant financial savings over other locations.”
Marc Freeman, Director at CWC Group added: “We have made a substantial investment in acquiring 30 acres of development land in Stoke, knowing there were occupiers in the area looking for high quality buildings.
“The construction of 100,000 sq ft for Tile Mountain has been a fantastic start and we are committed to bring forward the rest of land for development as soon as we can.
“We are in discussions with a wide variety of occupiers who have been drawn to the site due to the great access, the enterprise zone benefits and our proactive approach in bringing land and buildings forward quickly.”
