STOURBRIDGE INDUSTRIAL ESTATE FULLY LET ON COMPLETION OF REFURBISHMENT

A Stourbridge trading estate is fully let further to the completion of a two-and-a-half year refurbishment programme costing in excess of £1m.

Taylor Boardman Properties Limited carried out the refurbishment at its latest venture, the Baker House Trading Estate at The Hayes, Lye.

The refurbishment was carried out in two phases to allow an existing occupier, Universal Plastics Limited, to relocate to a unit refurbished in Phase 1 to secure continuity of trade. This resulted in the main building being divided into five units with a combined floor area of 48,276 sq. ft. and the existing garage being retained and let to Simba 4×4. The new units were refurbished to an excellent standard with a new high specification roof, new doors and windows, internal decoration, modified front and side elevations, improved access by selective demolition, a resurfaced yard and new utility supplies and security and other services.

Harris Lamb was instructed by Taylor Boardman to market the remaining units, and attracted Bodywork Solutions, a manufacturer of truck bodies. The company initially took on Unit B, the second unit in Phase 1 on a short term basis, but was joined by other members of the Revival Solutions group which took the remaining space on five year lease after further works were undertaken to suit the tenants’ requirements.

“We were always confident that given the demand for space, the quality of the refurbishment and the property’s excellent location just four miles away from the motorway network would attract tenants by the time the refurbishment was complete and so it proved.”

The latest lettings mean that the estate’s rent roll will exceed £180,000 by the time reduced rent periods have expired.
