HARRIS LAMB INSTRUCTED TO MARKET FINAL PHASE OF HEREFORD BUSINESS PARK
Agents at Harris Lamb are marketing the final phase of an £8 million business park at the heart of Hereford’s Enterprise Zone.
Construction work on a collection of industrial units at Centenary Park, a 110-acre site in Skylon Park, is set to commence in the coming weeks, providing much-needed employment space for small to medium-sized businesses within the region.
The site has been developed by Priority Space in partnership with HG Sites and Herefordshire Council.
Charles Shephard of Harris Lamb’s Agency team, said: “The first phase of this superb development was completed in September 2019, and was well received by businesses keen to establish themselves in the area. Phase one delivered nine industrial and warehousing units with a total floor plate of 17,000 sq ft — all of which are now sold or let —and Stirling House, a 14,708 sq ft premium office development.
“Phase two will create a further nine units, covering 17,250 sq ft, with a forecast completion date of autumn 2022, which will be ready to buy or let. We anticipate high interest levels in these opportunities both in light of the national shortage of high quality industrial warehousing and based upon the speedy take up of the units delivered in the previous phase.
“The units, which range from 1,500 – 8,500 S sq ft, will be completed to a high specification, to include electronically operated insulated sectional overhead doors with protection bollards, floor loading of 30KN/m2, a minimum eaves height (to haunch) of 3.5-4.3m, and shared, forecourts and service yards with LED lighting, designated car parking and visitor spaces,” he added.
The units will be completed to EPC Rating B and will be suitable for Class B1, B2 and B8 use.
Charles added: “While the business centre is well-located just 3.5 miles from Hereford City Centre and 12 miles from the M50, in order to provide excellent access links to the motorway network, special consideration has been given to the park’s green credentials, with electric car charging points and covered cycle storage being provided alongside dedicated parking and visitor spaces, making Centenary Park a popular choice for businesses looking for a prime location at the heart of the country.”
