HARRIS LAMB INSTRUCTED ON SPECULATIVE BIRMINGHAM WAREHOUSE SCHEME
Construction has commenced on a speculative industrial development in Birmingham, with commercial agents at Harris Lamb instructed to market the opportunities.
The project will see two high-specification warehouses delivered at Erdington Industrial Park next year as landlords Vengrove seek to address the ongoing shortage of quality industrial stock in the West Midlands.
Vengrove acquired the commercial estate earlier this year and has commissioned Glencar Construction to build the mid-box units, with a practical completion date of Q3 2024.
Neil Slade, of Harris Lamb’s Agency team, said the development would be welcomed by the sector.
“For some time the industry has been lamenting the lack of new, high-specification mid-box warehousing in Birmingham with occupier demand having outstripping supply.
“While many landlords have undertaken refurbishment programmes to upgrade their existing buildings to fulfil the ongoing requirements, there has been very little new development within the region, so we are delighted that Vengrove has not only recognised that need but that the business is committed to delivering this much-required scheme,” he said.
The two units, which will be 42,000 sq ft and 57,000 sq ft respectively, will meet BREEAM ‘Excellent’ and EPC ‘A’ standards, and offer dock level and level access loading doors, a 10m eaves height, PV panels and a 44m yard.
Neil added: “The mid box sector has suffered the most impact in the industrial property shortage, so we expect extremely high enquiry levels for these opportunities and anticipate a swift take up on the scheme.”
