Andy Smith, of Harris Lamb’s Lease Advisory team, said: “TNEI has been a valued client for many years.  The offices we secured in 2019 saw TNEI oversee a full refurbishment of the 1,672 sq ft seventh floor office suite to relocate 15 staff members to further to negotiating a five-year lease with the landlord.

“We are delighted to say the business is thriving, and having requested our support in expanding its presence, we were able to acquire the sixth floor, at 1,735 sq ft, below TNEI’s existing suite for its occupation, on a new five-year lease and extend the lease of the seventh floor in return for additional incentives.

“As part of the acquisition deal, the landlords refurbished the sixth floor and TNEI’s contractors then fitted it out to meet the business’ requirements. In addition, we were able to negotiate a good rent-free period to cover the cost of the fit out, demonstrating the strength of the landlord/tenant relationship,” he added.

Nigel Tate, CEO of TNEI, said: “We have developed a strong relationship with Harris Lamb, with the team’s support and property advice being invaluable to our development. Having also advised us regarding our Manchester and Newcastle offices, the business has become a trusted advisor in offering market guidance, overseeing landlord negotiations and advising us throughout the legal process.

“In acquiring the additional floor for TNEI, we were delighted that as well negotiating a very competitive deal, providing us with significant savings, the team was able to agree refurbishment works that the landlords carried out on our behalf,” he added.
