HARRIS LAMB REPORTS STRONG INTEREST IN HANLEY OFFICE OPPORTUNITIES

Agents at Harris Lamb have reported strong interest in office opportunities in Hanley further to the swift letting of two properties on Town Road, and have now been instructed on a further building in the same street.

The business let Bennett House, a 7,500 sq ft refurbished office building with a reception, open plan offices, shower facilities and 28 dedicated parking spaces, citing the property’s specification and convenient access links as key factors in the swift signing of the lease.

Unit 2 Whittle Court, located opposite Bennett House, was then let: a modern 3,696 sq ft property comprising of open-plan and portioned space, an entrance area, kitchen and 15 allocated parking spaces, the building attracted interest due to its central location half a mile from Hanley.

Mike Burr, who oversaw the lettings, said: “Both of these refurbished properties on Town Road attracted significant interest from potential occupiers due to their convenient location.

“Positioned just a mile from Hanley bus station and two miles from Stoke on Trent train station, they both benefit from extensive parking and easy road access via the A500 dual carriageway, which connects Hanley to both Stoke and Newcastle under Lyme.

“They are also extremely well appointed for local amenities, with the Intu Potteries shopping centre and the beautiful Central Forest Park both just half a mile away,” he said.

Mike added that the business has now been instructed to sell a further property on Town Road on behalf of Sandyford Properties.

Units 3-6 Whittle Court comprises of four self-contained, two storey office buildings with a mixture of open plan and partitioned space.

The 7,599 sq ft property benefits from entrance areas to each building, with WCs, a kitchen, a staircase providing access to the first floors and 36 allocated parking spaces.

Mike said: “The buildings are available to buy as a whole or individually, and will become available for occupation from October when the current tenant vacates.

“We are already experiencing good enquiry levels into the opportunity, and with so many businesses eager to own their offices, we anticipate a swift take-up of the space. It is certainly heartening to see so much interest in office properties in the region following the reticence we experienced following the pandemic and the work from home culture, which seems to be a far less popular choice than it has been in the past couple of years,” he added.
