The successful buyer purchased the property for £3.9m, representing a 7.59 per cent yield, a sum that significantly exceeded the guide price and represented a stronger yield than initially forecast.
The site is located in an established commercial area providing a variety of industrial and office stock, three miles away from Milton Keynes town centre, and is occupied by a sole tenant, global engineering and logistics firm CTDI Limited, which had committed to a 10-year lease just months prior to the sale.
With a current passing rent of £258,700 per year, and with a tenant-only break option at the end of the fifth year, it assured the successful buyer a long-term, secure income from an established source.
