£1.5 MILLION DESIGN AND BUILD PROJECT COMPLETED AT MINWORTH TRADE PARK

Building Consultancy at Harris Lamb has completed the £1.5million construction of a brand new trade counter unit/building merchants at Minworth Trade and Industrial Park.

Acting for the landlord CBRE Global Investors, the business has overseen the extensive design and build project, delivering the building on time and under budget.

The warehouse will now be handed over to its new occupiers, MKM Building Supplies, who agreed a pre-let with the landlords in 2020.

Paul Wells, Director of Harris Lamb’s Building Consultancy team, said: “We were tasked with overseeing this design and build project to meet the specifications agreed between MKM Building Supplies and CBRE, and we are delighted that at £1,564,000, the completed project came in under the specified budget and met with the new occupier’s requirements.

“Working with a select group of partners including Hawkstone Properties PLC  as development manager,  BHB Architects,  Mucklow and Harris as Structural and Civil Engineers and  Bennett Williams as M&E Consultants the brief was developed and tendered with and A&H Construction & Developments PLC being appointed as the main contractor.  The 28-week project saw us complete a high-specification trade counter unit of 12,500 sq ft, constructed to a BREEAM Very Good sustainable standard.

“MKM are now completing their tenant fit out, prior to opening later in the year.”

Neil Slade, of Harris Lamb’s Agency team, said: “We are delighted to welcome MKM to the Estate and add to the tenant mix on what is one of the country’s destination trade parks. Minworth is a landmark Estate and this deal swiftly follows a 17,000sqft disposal earlier in the year. The landlord has committed to the refurbishment of high quality trade and industrial units and where we have few units available.”

This is the latest project the business has been retained to oversee over the last year, with the building consultancy team having managed a number of high-specification refurbishments at existing units at the park.
