HARRIS LAMB INSTRUCTED TO LET 40,000 SQ FT AT 2 COLMORE SQUARE
Harris Lamb has been instructed to let 40,000 sq ft of prime office space within the heart of Birmingham’s Colmore Business District.
Currently occupied by Vax, the fourth and fifth floors of 2 Colmore Square have been placed on the market, and can be let as a whole or individually, and include 20 secure park spaces.
2 Colmore Square, which is also occupied by Handelsbanken and Shoosmiths, has an open-plan environment, 24-hour access, high-speed lifts and secure basement car parking.
The building, which retains original architectural stone features to the main façades, combined with panoramic glazing, is acknowledged as some of the best contemporary office space in Birmingham, whilst offering an ‘Excellent’ rating according to the BREEAM sustainability assessment and a ‘B’ Energy Performance Certificate rating.
Charles D’Auncey, Director of Harris Lamb’s Agency department said that he anticipated high levels of demand for the space.
“Vax is now relocating to Droitwich, further to the completion of its purpose-built headquarters, and as result we’ve been asked to market both floors. Grade A office space across the region is in short supply at present, and these are the largest single floor plates currently available on the Birmingham office market.
“That, combined with the building’s high profile address within the Colmore Business District, makes this a very desirable opportunity.
“City centre locations of this calibre do not come onto the market very often. The building benefits from excellent connectivity via the rail and tram network and given the regeneration of the CBD as a whole, I’ve no doubt that there will be high levels of interest from businesses keen to secure it,” he added.
The Colmore Business District area is Birmingham’s premier concentration of professional and business service companies. Around 500 companies are located in the district, employing up to 35,000 people and encompassing approximately 5.6 million sq ft of office space.
