HARRIS LAMB MARKETS NEW INDUSTRIAL SCHEME AT REFURBISHED FORMER POTTERY FACTORY
Agents at Harris Lamb have been instructed on an exciting new industrial redevelopment on the site of a former pottery factory in Stoke-on-Trent.
Further to an extensive refurbishment carried out by Vengrove, the owners of the estate, the former Dudson pottery factory in Tunstall has been transformed into a quality industrial development with excellent UK transport links.
The scheme at 200 Scotia Road comprises of seven trade counter units and three warehouse units ranging from 5,430 sq ft to 83,950 sq ft.
The business, along with joint agents Mounsey Chartered Surveyors, will host an open morning next Thursday, July 18th, to showcase the site to local businesses.
Andrew Groves said: “Since refurbishment on this project completed in February, there has been strong interest in 200 Scotia Road due to the calibre of the refit, the flexibility of the opportunities at the site, and its superb location just 15 minutes away from both junctions 15 and 16 of the M6.
“Units A and B, comprising of two adjoining units of 41,920 sq ft and 42,030 sq ft respectively, share a rear loading area and can be let separately or combined to provide a circa 44,000 sq ft opportunity. Each building has four level loading doors, an eaves height of 5.3-7m, a three-phase power supply and a loading slab capacity of 50 kn per sq m. Unit A has an additional level loading door to the front and both buildings have on-site parking.
“There is also a terrace of trade counter units with on-site parking ranging from 5,430 sq ft to 15,060 sq ft, all of which benefit from a 4.3m eaves height and a three-phase power supply, while units D2 – D6 also have first floor office accommodation. Loading is available via the shared rear yard with front and rear loading available,” he added.
The drop-in open event next Thursday will give potential occupiers the opportunity to tour the site and see the quality of the refurbishment for themselves. Agents will be on hand from 8am until 11.30am to host.
Andrew added: “With demand for quality industrial stock remaining high within the region, we are excited to showcase this scheme and anticipate a swift take-up of space from occupiers.”
