HAT-TRICK OF MID BOX DEALS AT RENOWNED BIRMINGHAM INDUSTRIAL PARK
Agents at Harris Lamb are marketing the final opportunity at an anchor Birmingham industrial estate further to a series of lettings at the site.
Acting for DTZ Investors, the business is appointed on Holford Industrial Park, an established commercial estate located on Holford Way three miles from Birmingham City Centre, where full refurbishment programmes have taken place across several units. The project included building enhancements such as new split air conditioning systems, LED lighting, PV panels, water-efficient fixtures and electric vehicle charging stations.
Neil Slade said: “Our client invested in a full overhaul of all buildings at the estate and was rewarded with a flurry of midbox lettings, the latest of which was to Matthew Clark Ltd, a national distribution firm supplying drinks to the UK hospitality industry.
“Matthew Clark Ltd is an existing occupier at the park and has been onsite for many years, now expanding onsite on Unit 6, a 20,525sq ft detached warehouse with a secure fenced yard.
“The business signed a seven-year lease at a headline rent of £11.50 per sqft.”
The deal follows the letting of the 35,675 sqft Unit 3 Nexus Point to Speedy Hire Services and Unit 1, a 22,928 sqft opportunity to AJ Mobility Ltd, both of which were let on 10-year leases by joint agent Cushman & Wakefield.
Neil added: “Such is the demand for these units that only one opportunity remains, which is the subject of a great deal of interest. Unit 7, a 28,962 warehouse with a large, gated yard, a power supply to 1,500 kv, and 56 onsite car parking spaces, is available for immediate occupation off a headline rent of £11.25 per sqft.
“The recent building upgrades resulted in an EPC rating of ‘B’ for each unit, aligning with DTZI’s commitment to sustainability. The three lettings secured are testament to the works the landlord has undertaken and further strengthening Holford Industrial Estate’s position as a leading provider of industrial and logistics space in the Midlands.”
