APPROVED RESIDENTIAL DEVELOPMENT SITE IN BLACK COUNTRY PLACED ON THE MARKET

Land agents at Harris Lamb have placed a circa 12-acre site in Wednesbury on the market, anticipating strong interest from developers keen to capitalise on the demand for new homes in the region.

The land parcel, set within the grounds of the former Phoenix Collegiate on Friar Park Road, has already been granted planning approval for up to 84 new homes, and developers have until the end of January to submit offers for the site.

The site comprises of the former school playing fields, and is in a residential area with excellent amenities including several schools and a supermarket.

James Willcock, of Harris Lamb’s Residential Land team, said: “This is a wonderful opportunity for a developer to transform the fields into much needed, quality new homes in a popular part of the Midlands.

“Located just two kilometres from the town centre, the site is close to both junction 1 of the M5 and junction 9 of the M6. Within 1 mile is the railway station Tame Bridge Parkway, which runs regular services to Birmingham New Street, Wolverhampton, Walsall and as far as Rugeley.

“The 11.95-acre site has already been given the green light for up to 84 new properties ranging from one to four bedrooms, six of which will be allocated as affordable housing as secured by a S106 agreement.

“We have established a data room with all relevant supporting documents around the site for the use of all interested parties, and have set a deadline of January 27th for offers based on the outline planning permission. Such is the demand for new homes throughout the Midlands that developers cannot build them fast enough, so we have no doubt that there will be a great deal of interest in this opportunity.
